predesign

In this phase we learn of the client’s goals and wishes, gathering information of project scope, analysis and feasibility of a site, permitting requirements, etc. Establishing clear project objectives and communication with the client are essential components for moving forward.

Schematic Design

Information from predesign phase is key for beginning of schematic design. Rough drawings of floor and site plans will illustrate the basic concepts of the overall project determined by the clients program. Discussions and meetings follow with revisions and refinements of plans including early concepts for elevations.

design development

Given client and local jurisdiction of design approval, this phase finalizes project design, to include detailed documents and material selections. Project is introduced to consultants such as structural, soils engineers and contractors to prepare estimates of overall project costs.

construction documents

Precise drawings are created that will include all of the information necessary for Building Department submittal and construction. Documents include architectural, structural and civil engineering plans. Landscape, interior and lighting consultants will also play important roles in completing this phase.

construction administration

Periodic site visits to observe construction, discussions with client and Contractor throughout this phase helps to ensure the project is going smoothly and intent of design is realized.
